Neighborhoods In The Blink Of An Eye: Los Feliz
One of the most architecturally significant (at the same time not flashy at all) parts of our town has a rich and long history, even though it’s not that easy to see it at a first glance.
The person that gave this area a name was a Corporal Jose Vicente Feliz who received a parcel of land in this area as a gift all the way back to late eighteenths century. Being known from that time as Rancho Los Feliz, this land has changed hands several times before ending up under control of a well known figure of Griffith J. Griffith, who later became a godfather of Los Feliz, developing these lands and donating huge parcels to the City of Los Angeles.
Fame and recognition came to this part of town during the boom of Hollywood era. Celebrities wanted to live there (if you could afford to live above Los Feliz boulevard – congratulations, you’ve made it!), famous architects wanted to leave their mark on a history in their own unique way, and as a result nowadays Los Feliz is known as one of the most interesting places in town as far as historical and architectural significance goes.
However, there’s something in Los Feliz for everyone, not just for history lovers. Depending on a part of the area you reside at (Laughlin Park, Los Feliz Estates, Los Feliz Village, Franklin Hills, Los Feliz Hills), you can have exclusivity and privacy, close proximity to restaurants and coffee shops and other entertainment, or spectacular views and beautiful unique architecture – Los Feliz has something to offer for even the most sophisticated buyer.
Single Family Home Price Range: Conventional starter home here would start approximately from $1M mark. Which is pretty typical for Los Angeles. What is not typical at all is the fact that the most expensive homes here are not new builds or spec houses, but historical homes that have been restored, keeping original way those homes looked like a hundred years ago. Some of the places that have sold (and are currently for sale) in Los Feliz are north of $10M or even $20M, with their looks and feels reminding us about how Los Angeles’ elite used to live almost a century ago.
Condo Price Range: There aren’t that many condo buildings in this area. The most famous and recognizable of them is Los Feliz Towers, which offers amazing views on Downtown and Griffith Observatory. You can purchase a penthouse here for under $2M, which is not that much by LA standards. On a lower end, simple and more affordable options start from roughly $400K for a studio, but again, if you are looking for a condo in this area you need to be ready to face the fact – your options in a condo market here will be limited due to a simple lack of condo buildings in the area.
